What to Expect When Water Damage Disrupts Your Home

At Lanier Home Restoration, we know that water damage doesn’t just affect walls, floors, and ceilings—it affects people. It’s a moment you never plan for, and when it happens, it can feel overwhelming. One minute, life is normal; the next, you’re moving furniture away from a spreading puddle or realizing a ceiling stain is more than just a small leak.

Water damage can come from a variety of sources. Sometimes it’s a burst pipe during a winter freeze. Other times it’s your washing machine deciding that today is the day to leak all over your laundry room. Even water heaters, which most of us don’t think about until they stop working, can quietly corrode or grow mold over time before suddenly causing serious damage. And of course, Mother Nature herself—heavy rain, hail, or snow—can push even the best roofs and gutters to their limits.

In the middle of that chaos, it’s natural to wonder: What happens next? Who do I call? How do I make sure my home gets back to normal?

That’s where we step in. We’re a full-service insurance restoration company, which means our job isn’t just to fix your house—it’s to guide you through the entire process so you don’t have to navigate it alone.

Once the immediate mitigation is complete and the water is under control, our estimator will visit your home, carefully assess the damage, take photos, and record measurements. This isn’t just for our records; it’s to build a repair estimate that we submit directly to your insurance company. From there, we stay in contact with them, making sure the necessary approvals come through so we can get started as quickly as possible.

When the green light arrives, we draw up a work contract and payment plan that aligns with your insurance estimate. Once that’s signed, your project manager takes over—scheduling the work, coordinating repairs, and keeping the process moving.

Sometimes, during those repairs, we uncover additional damage that wasn’t on the original insurance scope. We handle those with your insurer too, requesting the necessary supplements. And if you decide to take this opportunity to make an upgrade—maybe better flooring or a different paint finish—that’s something we’ll help you incorporate as well.

Finally, when your home is restored and the repairs are complete, we walk through everything with you to make sure it feels right. Then we submit the Certificate of Completion to your insurance company so they release any remaining funds—what’s known as depreciation.

The entire experience can feel like a lot when you’re in the middle of it. But our goal is to make it as seamless as possible. We want you to focus on your life and your family while we focus on putting your home back together.

Because at Lanier Home Restoration, we’re not just fixing damage—we’re helping you get back to feeling at home again.
